Situated at the intersection of North Lamar Boulevard and Old Koenig Lane, this multifamily development occupies a pivotal site within one of Austin’s most active transit corridors. The project is conceived as an urban block rather than a singular object, organizing its mass around a series of courtyards that temper density with light, air, and moments of repose. Retail at grade activates the Lamar frontage, while the residential program rises above a concrete podium, establishing a layered relationship between street life and domestic retreat.
The building form responds to both context and constraint. Courtyards carve into the mass to preserve a heritage tree and mediate compatibility along the site’s edges, resulting in an articulated volume that balances efficiency with spatial generosity. Shifting planes, recessed terraces, and a calibrated rhythm of solid and void lend the building a measured presence, grounding its scale within the surrounding neighborhood while maintaining a distinct urban identity.
Designed for long term resilience, the project embraces density in service of connectivity. Proximity to rail, bus routes, and emerging light rail lines positions the development as an extension of Austin’s evolving transit network, reducing reliance on automobiles while supporting a walkable, mixed use environment.
