This mixed-use master plan in Buda, Texas converts 45 acres of undeveloped land into a walkable, community-oriented district that combines housing, retail, entertainment, and open space. The planning framework is structured around a central landscape spine anchored by a reshaped pond and neighborhood park, which together form the social and ecological heart of the development.
The plan includes approximately 380 residential units across a diverse range of housing types, including multifamily, townhouses, cottages, single-family rentals, and detached homes. A commercial program of roughly 120,000 square feet introduces grocery, retail, dining, office, and medical uses, complemented by a 13,000-square-foot clubhouse and community amenities. More than six acres of open space anchor the development, integrating landscape, recreation, and environmental stewardship into a cohesive master plan that supports both daily life and future expansion.
Landscape and environmental strategy play a defining role in the master plan. Over six acres of publicly accessible open space are distributed throughout the site, with preserved trees, native plantings, and water features shaping outdoor rooms and shaded pedestrian routes. The plan emphasizes responsible stewardship of the Edwards Aquifer Recharge Zone, preservation of heritage trees, and long-term infrastructure investment, including roadway improvements and new signalized intersections. Together, these elements establish a coherent framework for growth that balances development intensity with environmental care and civic value for the City of Buda.
